In today’s blog, we will help plan your commercial paving project for 2021.

Create A Budget

Installing a new road or parking lot is a costly affair, which is why you should budget for your upcoming paving project in advance. The general rule of thumb is that you should budget for a major restoration of well-travelled commercial areas every 10 years. The cost varies according to labor, materials used, pavement size, permits, and amount of preparation required. What’s more, you can always depend on us to be available to answer questions or make follow-up visits long after your project is completed. We cannot stress this enough.

The quality of work offered by a qualified and experienced asphalt paving contractor will pay you back in spades, so take all the time you need to look for the best contractor in town, regardless of what they charge.

Get Your Property Inspected

Whether you are installing new pavement or repaving an existing lot, site inspection and preparation is necessary. The right contractor will make sure a thorough inspection of your site is completed along with a line-by-line estimate that breaks down the cost of individual items and includes a detailed analysis of what you can expect. At A&A Paving, we visit the project site to go over the project scope with you. To ensure your safety, we also initiate Zoom meetings with potential clients to make sure both parties understand the parameters, materials required, and are happy to proceed to the pre-construction phase of the project.

Below is a sample of what we look at to ensure you know everything that will be included within our scope of work:

Check Drainage

Water is asphalt’s greatest enemy. Rainfall and melting snow/ice erode the pavement, and if water finds its way to the base layers, you will soon have a surface full of cracks and potholes!

To avoid these issues in the long run, you must check the drainage from the get-go. The pavement should be graded and sloped and should have drainage features like catch basins to prevent pooling water on the surface.

ADA Compliance

Finally, ADA compliance is necessary for parking lots and commercial properties in general. Accessible parking spaces include a space for vehicles and a striped access aisle that is kept clear of obstruction at all times.

Along with ADA, you also have to comply with the Illinois Environmental Barriers Act and the Illinois Administrative Code accessibility requirements applicable to new construction.
